What is title insurance, and why do I need it? Title Insurance is an agreement to indemnify an owner or lender against any potential defects in the chain of title. An examiner performs a search of the public records and, after clearing up any potential title issues and upon receipt of a one-time title insurance premium, the title agent issues a title insurance policy for the protection of the owner or lender.
